OWNERO is a real estate and hospitality service that enables people to buy a second home for 1/4 of its market price and own it free of remote management hassle. Our model allows to save significantly on the purchase price and to turn all second home ownership’s «cons» into «pros». OWNERO’s proprietary platform allows B2C customers to buy second homes through a fully real estate holding company divided into up to 4 shares, maintain and manage their second homes, schedule their stays, distribute operating costs and taxes and easily sell shares through our partner agents and on OWNERO marketplace. B2B partners, such as agents and developers, can boost their businesses by increasing the pool of buyers by people who otherwise would never buy before and by providing the buyers with a new product: home shares.

Unlike them OWNERO is the infrastructural company. We are building the second home ownership ecosystem and any of the second home ownership companies is welcome to be the part of it by cross-sharing listings and managed homes for the travel exchange purposes.

OWNERO never deals as a broker or competes with the agents in any way. OWNERO provides services for agents and developers helping them to serve the new cohort of buyers who rationally opt to save up to 3/4 of the home value depending on how often they aim to use it. This new smart way to buy and own second homes also allows buyers to distribute all operating and tax expenses with the other owners and never have remote home management hassle. In addition, it elegantly solves another significant problem of the second homes’ owners - the second home travel stickiness.

OWNERO makes it affordable, easy and hassle free to buy and own the second home through a real estate holding company. We empower people to buy and own the property/title in correspondence with how much they actually use it. It means that owners share all expenses with other like-minded people while passing all the maintenance and service hassle to OWNERO. We give the owners headspace and let them just enjoy their second residences.

From demand perspective, OWNERO helps agents and developers to turn people with much less cash into buyers of luxury second homes. Some of these customers couldn’t even dream of owning such homes before. Supplly wise, OWNERO enables agents and developers to offer new product: shares in the second homes.

OWNERO charge three fees: ⁃ 12.5 % of share’s value upon Closing; ⁃ EUR 180.00/CHF 180.00/AED 720 convenience fee per share per month for home maintenance and/or management as well as for legal and accounting administration of the holding company and for being one window for literally everything; ⁃ the compensation fee, if co-owner travels to another OWNERO home which represents the higher category than traveler’s. The detailed calculation of any swap is provided in advance; ⁃ 15% commission for renting out your share through OWNERO rental pool; ⁃ fees for services provided directly by OWNERO. For example, we will charge you small fee for providing a travel kit for your guests, that includes towels and toiletries, if you prefer to use it. We are 100% transparent and customer oriented. So, all other expenses such as taxes, utility bills, repairs, etc. are passed through without markups. We guarantee that you would pay the same or higher price to the third party service providers if you make direct contact.

In many ways. First, you are purchasing real homeownership, not just time. The company in which you own shares are recorded in the deed. It means that as a truly owner you enjoy the value appreciation of your home if price goes up. Second, you can sell your home share freely on the real estate market in a way you wish: to your fellow co-owner, through trustful agent, on OWNERO’s marketplace or you can sell it directly to OWNERO. You set the price. In case of timeshare you can sell it only through the resort, usually with a heavy discount. Third, when you buy timeshare, you buy fixed week. With OWNERO your scheduling is a free ongoing process. Fourth, even if you are guaranteed the same room or suit in the resort, imagine how many people use it through the year. If you buy OWNERO home you will share your ownership maximum with 4 like-minded and vetted co-owners.
